Insufficient Ice Dam Protection

Ice dams often occur when attic heat melts snow on the roof everywhere except the eaves. The melted snow freezes when it reaches the colder eaves, causing ice to pile up along the eaves. In addition to more visible symptoms like icicles, there are often less visible problems like water backing up behind the eave ice. In some cases, water can pour into your house, resulting in stained and sagging ceilings, peeled paint, warping floors and/or other property damage and related liabilities. Once water is inside the attic, insulation absorbs lots of water. Then it leaks through dry wall and beyond into interior spaces. These leaks may also cause black mold to spread throughout your attic, another yet another unnecessary repair and replacement expense.

Improper or Insuffienct Water Diverter Installation

Water diverters (sometimes called crickets) are peaked roofing components installed behind chimneys or other roof projections or penetrations. They can also be installed at the intersections of valleys to prevent damming by snow, ice or water. Here are some example photos.
